In 1887, J.B. Lankershim and eight of his associates established the Lankershim Ranch Land and Water Company. The company purchased 12,000 acres of land north of the Cahuenga Pass from the Lankershim Farming and Milling Company. They established a townsite along the old road from Cahuenga Pass to San Fernando, which residents named Toluca.

On April 1, 1888, the Lankershim Ranch Land and Water Company offered small ready-made farms for sale, pre-planted with deep-rooted deciduous fruit and nut trees that could survive the rainless summers of the San Fernando Valley by relying on the water table along the Tujunga Wash.

In 1919, West Lankershim agreed to be annexed by the City of Los Angeles. Lankershim joined Los Angeles in 1923. The mainly farming land agreed to be annexed so they could use the Los Angeles Aqueduct that was newly constructed. However, the city withheld the promised water delivery, and ranchers soon had their holdings foreclosed.

Real-estate developers bought these properties, and by the late 1920s, an effort was underway to market the area to prospective homeowners across the country. In 1927, to capitalize on the glamor and proximity of Hollywood, Lankershim was renamed "North Hollywood," resulting in a massive development of housing in the area, transforming it into a suburban development of Los Angeles.
