A judicial decree in 1834 was made by Governor Jose Figueroa intended to settle the dispute between the two families. Jose Dolores Sepulveda's sons, Juan Capistrano Sepulveda and Jose, were awarded the 31,629-acre Rancho Palos Verdes.
The decree left the Dominguez family with 43,119 acres, reducing Rancho San Pedro to nearly half the original land grant. From 1865 to 1880, the Sepulvedas engaged in 78 lawsuits, six land partition suits, and 12 suits over the eviction of squatters. On September 25, 1882, after the lawsuits, Rancho de Los Palos Verdes was partitioned into seventeen portions.
The largest, the 17,085-acre partition, which encompasses Palos Verdes Peninsula, was awarded to Jotham Bixby. Only 12 acres were awarded to Juan Capistrano Sepulveda, and about 4,399 acres were awarded to Jose Diego Sepulveda. Most of the land that would become Lomita was sold to Ben Weston and the Ranch Water Company, owned by sheep farmer Nathaniel Andrew Narbonne.
Narbonne moved to Lomita in 1852. He initially worked with General Phineas Banning in Wilmington, then later with Ben Weston, growing wheat and raising sheep on Santa Catalina Island. Lomita got its name from the Spanish words for "Little Hills." In 1923, oil was discovered in the area, and about 500 acres of land in Lomita were used for drilling oil. Development boomed following World War II.
